We have a great deal of responsibilities as appraisers, but our primary duty is to our clients. Typically, for a standard residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It's important to know that a lot of elements pertaining to an assignment are to be shared exclusively with the appraiser's client. So, as a homeowner, if you would like to review the appraisal document, you normally have to get it from your lender.

Other obligations include accurate figures appropriate to the parameters of the assignment, acquiring and maintaining a respectable level of competency and education, and of course, the appraiser must behave in a professional manner. Maintaining high ethics and client confidentiality is standard operating procedure for us at Signature Appraisals, Inc..

Appraisers may frequently have fiduciary obligations to third parties, such as homeowners, both sellers and buyers, or others. Those third parties normally are spelled out in scope of the appraisal assignment itself. An appraiser's fiduciary duty is limited to those third parties who the appraiser is aware of, based on the scope of work or other things in the framework of the job.

There are also ethical duties that have nothing to do with clients and others. For example, appraisers must store their work files for a minimum of five years - something else Signature Appraisals, Inc. diligently adheres to.

We meet or exceed the industry standards and guidelines set in place for ethics. We refuse to accept anything less from ourselves. Accepting orders where our fee is dependent on our value conclusion is not something we can consider. That is, we don't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. It should be apparent to anyone that fabricating a property's value to achieve a bigger fee is unethical! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice clearly states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be confident we are going above and beyond to provide an unbiased determination of the home or property value.
